Eyes Wide Open: The Costs of Maintaining a Second Home in Central Oregon

Buying a second home is often an exciting time in a person’s life. It signals to the world that your success has enabled you to stay in the place you enjoy the most without the hassle of checking in. You simply pack a bag and you’re off to your Central Oregon paradise. In an effort to help you approach this important purchase, the Jones Group @ Sunriver Realty wants you to approach this decision with your eyes wide open. To that end, we’ll be taking another look at some of the costs of maintaining a second home in Central Oregon.

DIY or Hire it Out?

This of course depends on your level of involvement with your primary residency. If you tend to be a do-it-yourselfer, you might consider some of the regular jobs around your second home a good investment of your time. But this might not be the way you want to spend your downtime.

What Jobs are Best Hired Out?

A lot of the maintenance done on a home is periodic and if caught in time, can be done without too much effort. Changing the furnace filter, wrapping the water heater, and other small visual inspections can help you decide which jobs should be done first and whether you should do them yourself.

Larger jobs should be hired out and if possible, scheduled during the off-season. If you are like so many vacation home owners, you may have hired a property manager to help. They can help you locate reliable contractors in the area and even oversee the progress of the work being done.

Should You Hire a Property Manager?

Although I will discuss this in greater detail in future posts, the answer I’m afraid depends on a number of factors. If the home is conveniently located from your primary residence (three hours or less away), if your vacation home is relatively new, and if you only rent it periodically if at all the answer would probably be no.
